OVERVIEW/MASTER PLAN o 34 acres of land to immediate west of Lambeau Field o Vision is to create a destination district and attract more visitors to area o Spur regional economic growth o Offer new amenities to residents and complement the greater Green Bay area PARK • Central to Titletown will be a park with year-round, diverse programming that will feature fitnessrelated activities, cultural opportunities, versatile space for a variety of uses, and festive gameday action. o The park’s main attraction will be a sledding hill with tubing lanes and fantastic views of Lambeau Field, located in an area of the park that includes a dynamic ice skating trail and pond.  The sledding hill’s slope, beginning at a height of 45 feet, will serve as a roof over two buildings, one of which will house a warming lodge and snack bar on the ground level and event space on the second level, and the other will contain skate and tube rental operations.  The skating trail will artfully wind underneath the structure and connect to an open skating area. Ice making, snowmaking and grooming equipment will ensure an extended tubing and skating season in the park.  In the warmer months, the hill’s sloped green space will provide a unique area for many activities.  In total, the sledding hill’s tubing lanes will stretch 300 feet from start to finish. The total skating surface area, including the trail and pond area, is 14,200 square feet, nearly the size of a hockey rink. o In addition to the sledding hill and skating rink, four other components of phase one work in Titletown’s park include a plaza, an activity area, a playground and a sports field.  The plaza, adjacent to Ridge Road, will feature landscaping as well as hardscape and public art. The area will be programed multiple ways, with festivals and holiday fairs, or simply as a space in which to relax.  The activity area will feature games such as horseshoes, shuffleboard, bocce, ping pong and bean bag toss, as well as other organized options.  The playground will feature dynamic equipment with a Play 60 theme in a setting and configuration that is unique to the community. The 36,000 square-foot area also will have football-specific equipment and a 40-yard dash component.  The sports field, sized as a regulation football field, will utilize an artificial surface that will maximize its use in a variety of ways through much of the year. TENANTS o Initial tenants will be located on approximately eight acres of land o Lodge Kohler  Kohler Co. will construct and operate  Proposed Four-Diamond hotel on Ridge Road with high level of accommodations, excellent service and unique amenities. • Indoor/outdoor garden pool, spa and fitness facility • Panoramic bar and restaurant and outdoor area featuring tented event space  Will be Kohler Co. Hospitality & Real Estate Group’s fourth hotel, adding to The American Club and Inn on Woodlake in Kohler, Wis., and The Old Course Hotel in St. Andrews, Scotland. o Bellin Health Sports Medicine Clinic  Bellin Health, official healthcare partner of the Packers, will operate.  Nearly 30,000 square-foot sports medicine facility • Geared toward injury prevention, performance improvement, injury treatment and therapy • To include lab, x-ray and MRI; sports nutrition; sports psychology services  To be staffed by: • Packers team physician Dr. Patrick McKenzie, Dr. Jim Ebben, Dr. James Spears and other sports medicine specialists o Hinterland Restaurant and Brewery  20,000 square-foot facility, nearly four times larger than current Green Bay restaurant and brewery. • Main floor brew pub and restaurant experience o Pairing farm-to-table culinary experiences with gameday specialties o Retractable exterior walls  Heated concrete and heat lamps, Geared toward tailgating, outdoor event and concert environment







Facility’s upper level to host intimate 50-75 seat restaurant o Private event rooms. • Brewery o Will produce 20,000 bottles annually and offer tours and tasting rooms for guests o Future Tenants  Approximately 16 acres available for further development  Retail, commercial and residential CONSTRUCTION o Targeted completion Fall of 2017 for initial components o Construction now underway o Development consultants  Sterling Project Development, a real estate advisory firm  ROSSETTI, a global architectural design and planning firm  Biederman Redevelopment Ventures, a firm that creates, redevelops, and operates parks, public spaces and neighborhood streetscapes INVESTMENT o Packers plan to invest approximately $65 million in Titletown o Cumulative initial investment by all parties between $120-130 million
